CURB APPEAL MATTERS

Last week, I touched on what it means to downsize (what I really like to call ‘rightsize’) and where you would go if you did decided to make that transition and for the next step in this process, I want to discuss. the importance of why curb appeal matter.

However, if you are still in the beginning stages of this transition and still trying to decide what your next step should be, take a look at last week’s video to help you get started with this process.

If, however, you have already made the decision to make a transition and rightsize your life, the good news is that you have already gotten over the first hurdle.

Making the Decision to Transition

  • How fast or slow will it take to prepare the house to go on the market?
  • Will your financial commitments dictate how fast or slow you can move forward?
  • Will you need to sell your current home before you are able to make this change?
  • Regardless of the timing, my goal is to help you make the start of this transition as manageable as possible.

The goal in preparing your house to sell is to be ready for the buyers to preview your home in the most positive light . This will help you to sell your house for the most amount of money in the least amount of time.

And this is why curb appeal really matters! It is by far one of the most important elements to selling your home. It takes just only 90 seconds for a buyer to size up your house to make that first impression.

Tips to Preparing Your House to Sell:

Assess the needs of the house. What will it take for it to be in great showing condition? Although your house may look incredible to you, think of it from the buyer’s perspective. What will they see as they approach your house?

Leave the house.  Yes… that’s right! Take a walk, bike ride, do some errands…whatever suits you. When you return, what was the first thing that caught your eye? Did you like it? What didn’t you like? As a general rule, whatever you see, the buyer is going to see, too but in magnified proportions—especially the not-so-great things.

Remove dead plants and shrubbery. If you have dead plants or shrubbery, consider pulling them out and replacing with mulch or reasonably priced plantings or flowers.

Power wash your house. You will be surprised to see what power washing can do to the exterior of your home. It takes off unwanted grime, dirt and mold, giving your home’s exterior a face lift! If you do not want to pay someone to do it, you can rent a power washer at a hardware type store.

Remove weeds.  Excessive weed overgrowth can give your house an unmanicured look, giving the potential buyer the impression that the house has not been kept up. Weeding and throwing a fresh coat of mulch on your gardens will make a world of difference.

Make necessary minor repairs. It is best to not ignore minor exterior repairs that can be easily fixed. Buyers can quickly assess how well you have taken care of the property, ultimately affecting the final selling price of the house.

SELLER’S MARKET

You may thinking…in the month of April 2021…it’s a seller’s market and why go through all this trouble because the house is going to sell quickly? You may be correct in saying that. BUT… just think, if you have great curb appeal and the house is in excellent showing condition, how much more money could you get?

Also, it is not always going to be a seller’s market. Once that shift happens, it will be even more important to pay attention to the curb appeal of your home.
